When buying an
apartment, many people look into the number of bedrooms being offered, the
price of the property, the amenities the builder is offering and also into the
location of the project. But there are several practical considerations that
get overlooked by most buyers especially since most buyers put price over all
other considerations. Here’s a brief checklist of all factors a buyer must keep
in mind while buying an apartment:
1. Project site
or land – Buyers first need to look into whether the site of the project is
approved by the government for construction of a residential building and is
registered with the local municipality body. Buyers must steer clear of
projects that are built on disputed land. If the project is on leased land, the
buyer must look into documents pertaining to the lease.
2.Approvals from
statutory authorities – If you are looking to buy property in Chandigarh or any
of its neighbourhood cities like Zirakpur and Mohali, it is important to find
out about the approvals that the project has received from the authorities and
the government. Ask to see the NOCs and certificates of approval before
booking.
3. Flat layout –
It is not just enough to know how many rooms the apartment has or how many
square feet are mentioned. Regardless of whether you are buying 3 BHK Flats in Zirakpur
or a luxury penthouse in Chandigarh, check out a sample flat to know how what
your actual flat will be like. Instead of falling for the numbers mentioned in
the brochures, ask for the carpet area in the flat since that is the actual
usable space in the apartment. Check for actual sizes of the rooms to make sure
you are getting what was advertised.
4. View outside
– What many apartment buyers forget to check is the view outside their windows.
You could be buying your flat in one of the most upcoming localities in the
city, but if your window overlooks the dumping yard for garbage or if the view
is blocked by another building in the vicinity.

Specifications – Since buying a flat is a significant financial investment, it
is a good idea to look into the specifications being promised and if the price
is commensurate with the specifications being provided. Some builders provide
for flooring and ceiling development, basic sanitary fittings, etc. while
others may not and this may not always get reflected in the price.
