Understanding the Basics of Floor Areas

Buying a flat is no easy task, especially since everyone wants to get the best value for their money. Buyers are often confused about the difference between such terms like the floor area, carpet area, built up area, etc which are used in the area calculation and pricing of flats. Here are some of the basic terms used in calculating the floor area every buyer must know:

-          Carpet area – In extremely simple terms, the carpet area refers to the area within the apartment that can be covered by a carpet. This would mean the area inside the apartment excluding the thickness of the walls and is the actual free space the occupant can use. It does not include the common areas in the building but some builders include the terrace under the carpet area. Knowing about the carpet area will give the buyer a clear idea about the actual usable space.

-          Built up area – The built up area is the carpet area and the thickness of the wall area and the ducts calculated together. On an average it is 10 to 15 per cent more than the carpet area of the flat and may include such areas as the dry balcony, flower beds, etc. Some experts state that the actual usable area of the flat is only 70% of the built up area. For instance, if 4 BHK Flats in Chandigarh have 1200 square feet built up area, the actual usable area of the flat may be only 840 square feet.

-          Super built up area – The super built up area is also considered as the saleable area of the apartment in any project and is calculated by adding the built up areas and common areas including lifts, staircases, lobby, electrical room flower beds, common amenities, etc. Parking may or may not be calculated and may be charged for separately.
